"The Enclaves" Hotel Development Project in Southold

New Suffolk and North Fork Residents:

The NSCA would like to bring your attention to "The Enclaves" Southold project, which is a very large hotel project that is currently before the Southold ZBA.  This project encompasses multiple pieces of property that are all essentially connected and create a massive area.  As you can see from the photo, it includes The North Fork Table and Inn, the adjoining 'Big Barn Event Space' (behind 56995 Main Road Southold, a connecting parcel at the north end of these properties, then the 'Enclaves,' and the parcel to the west called 'Southold Venue (previously Caci.)'   The Enclaves is a proposed 40 room hotel and large restaurant.  Included in this proposal, there is a 250 person indoor special events venue, 100 person small events venue that can be multiple on a weekend day, a rooftop terrace available on weekends until 10pm, Beach shuttle to Founders landing, and a spa for guests only.  There will be both traffic and environmental impacts of this project on our town!

The full description of this project can be found here:  http://24.38.28.228:2040/weblink/0/edoc/1060009/FEIS%20Revised%20July%202021_Accepted%208-19-2021.pdf

The developers are requesting a Special Exception Permit from Southold ZBA.  There are many residents opposed to this project, and who have been following and fighting this project.

UPDATE on Deep Hole Creek Preservation Project: Good News!

Here is an update from the Peconic Land Trust regarding Deep Hole Creek Preservation Project:

September 3rd  Update

Since July, our team at the Trust has been working with the Koehler family to work through a few aspects of our conditional offer. We are so happy to share with you that, as of Wednesday, we are in contract to purchase this parcel!

We are so grateful to the Koehler family for choosing to collaborate with us, the Town, and YOU, the community, to achieve a conservation outcome. This land will be conserved forever, because so many people cared and joined together in community-focused spirit.

We anticipate closing on this property in November. At that time, the Peconic Land Trust will become the owner of this parcel, and with the simultaneous sale of development rights to the Town, the land will be protected in perpetuity.

The Trust chose to come forward as the temporary owner of this property so that we would not lose the land to development. However, the Trust plans to be an interim owner only, with the goal of selling the protected property to a conservation buyer who will potentially cultivate the land.

Additional funds will be needed to get us to closing, and we will share this target with you in the coming weeks.

Thank you for your generosity and hard work to support this project; we couldn’t do it without you! Stay tuned!

Zoning Board Meeting - Variances Sought for a New Suffolk Property

Dear New Suffolk Residents:

*** Lots of important information here. Please read all the way to the end. ***

As many of you are aware, in July the Zoning Board of Appeals (ZBA) met and considered an appeal for multiple variances on the property at 1090 First Street in New Suffolk (links to the meeting transcript and the application are below). A number of residents in New Suffolk were in attendance and shared their opinions on the variances sought. More information was needed, and the motion to grant the variances was tabled until the next ZBA meeting on August 5th. Southold town has not yet posted the agenda for the ZBA's August meeting, however, the property at 1090 First Street will most likely be considered at this meeting.

Date: Thursday, August 5, 2021
Time: 8:30 AM - 12:00 PM

Location: TBA, but likely in person at Southold Town Hall AND on zoom. See webpage (links below) for details closer to the meeting time.

As 1090 First Street lies within the confines of our hamlet, our residents may be interested in attending the meeting and/or expressing an opinion to the ZBA. Letters should be addressed to Zoning Board of Appeals and may be sent via email to:

Part of the Civic Association's stated mission is to "protect, conserve and, if possible, improve the rural atmosphere and unique beauty of this village." Unique beauty is highly subjective. But we hope that the information provided in this e-mail will help residents to advocate on our village's behalf, both for this property and future development in our hamlet.

Yours in Community Spirit and Preservation,
The NSCA Board

Peconic Land Trust Efforts to save Deep Hole Creek Land Parcel in Mattituck, NY

New Suffolk Residents,

The New Suffolk Civic Association would like to draw your attention to the flyer from the Peconic Land Trust. With the increased influx of population due to the pandemic and the never ending desire for second homes, there is less and less undeveloped land on the North Fork. Peconic Land Trust has been instrumental in the preservation of open land and farmland since 1983. It’s an uphill fight without government support, but they have succeeded with many projects on the East End, keeping open land and preserving our water and air quality. The 15-acre parcel at Deep Hole Creek in Mattituck is the last remaining parcel of undeveloped land on the creek, bordering on New Suffolk Avenue. The NSCA applauds this campaign, along with the Peconic Land Trust as well as the owner who has agreed to entertain an alternative conservation outcome while continuing to pursue his subdivision plans. Please take a moment to consider supporting this effort to help protect this land from development.

Thank you.
